It Ain’t What You Do, It’s the Way That You Do It

Fun Boy Three and Bananarama once sang, “It ain’t what you do, it’s the way that you do it.”
As someone who finds music a constant source of relaxation, fascination and inspiration, that line has always stayed with me. And strangely enough, it sums up estate agency rather well.
Because, broadly speaking, most estate agents do the same core things from the first meeting with a client through to completion. Of course, there are a few things we do differently at Anderson Jones, but in the main, most agents will present you with a similar list of services. The real difference is not always what we do. It is how we do it.
Take photography, for example. We do not simply book a photographer and leave them to it. We attend the appointment, help present each room, look at the fine details, adjust the details, move distractions and make sure the home is shown at its absolute best.
And what about the property description? It should never read like an inventory of rooms and measurements. It should create a feeling. It should help a potential buyer imagine their life there and make them want to pick up the phone to book a viewing.
Viewings matter too. At Anderson Jones, Candice and I as owners of the business carry out the viewings. That means your home is being shown by someone who truly understands the property, the buyer, the local market and the strategy behind the sale.
Then there is social media. Posting a property once and hoping for the best is not marketing. We create different types of content designed to attract different buyers, spark interest, create conversation and keep your home visible.
And before a buyer is even found, we encourage legal preparation to be underway. Having the contract pack ready early can save valuable time and reduce the risk of delays once an offer is agreed.
So, the next time you are choosing an estate agent, remember the song. Don’t just ask what they do. Ask how they do it.
Because in property marketing, presentation, communication and preparation, the detail makes all the difference.
And as the song says, “It ain’t what you do, it’s the way that you do it. And that’s what gets results”.
